Offers & Negotiation Process

Transparency is at the heart of our company, we will notify you both verbally and in writing for every offer submitted for your property. You may receive multiple offers for your property, at this stage our experience sales team will assist you in choosing the right buyer. We will inform you of the buyer’s position and financial status thoroughly ensuring you get a full picture. We have categorised our buyers in 4 groups:

  • First time buyer (FTB) – these buyers have not previously owned a home and therefore have no property to sell. However FTB’s may rely on a high percentage of lending, which could put the transaction in risk if the mortgage valuation comes back on a lower level than the agreed price. A precise check on their financial position is recommended. 
  • Cash or unencumbered buyer – they are chain free buyers, who could offer an exchange and completion with a shorter period of time comparing to a mortgage buyer. 
  • Property to Sell (under offer) – these purchasers are in the final stage of selling their existing property and are expected to be ready to move relatively quickly 
  • Property to Sell (not on the market) – these buyers are in a chain and as their property is not yet on the market, the progress might take longer and affect the onward chain 

We will work hard to negotiate the best price and terms for your property based on your requirements

Once you accept an offer from a prospective purchaser, we will: 

  • Confirm both parties solicitor’s details 
  • Issue a Memorandum of Sale

Buying / selling a property is a very stressful process for both parties involved.

We work hard to keep the transaction moving forward liaising with all parties – the buyer, the seller, mortgage brokers & respective solicitors. It is important to keep everyone calm to ensure the transaction sails as smoothly as possible.

Exchange of Contracts & Completion

Once all enquiries have been answered and both parties are satisfied with the contracts, they are signed and exchanged. At this stage the deposit funds are transferred to the seller’s solicitor and both parties are legally committed to the transaction.

We aim to keep you fully informed the whole way through and constantly liaise and update both your’s & the buyer’s solicitors. Our sales team will ensure that everything goes as smoothly until your completion date.

On the date of completion the purchase monies are transferred between conveyancing solicitors electronically and once it is confirmed we release the keys to the buyer.
